In a surprising shift, Gen Z is making waves in the UK property market, with over 3,000 buy-to-let landlords now under the age of 21. According to recent data from UHY Hacker Young, these young investors collectively earned more than £66 million in rental income during the 2022/2023 financial year. This trend highlights a growing interest among younger generations to secure their financial future through property investment, traditionally viewed as a stable and reliable source of incom
For years, property has been considered one of the most secure investments, offering consistent returns and the potential for long-term capital growth. It appears that the stability and potential profitability of the property market have caught the attention of Gen Z, who are now stepping into the buy-to-let arena at an unprecedented rate. With more than 3,000 landlords under 21 already earning significant income from their investments, it’s clear that the younger generation sees property as a viable path to financial independence.
This new wave of young landlords reflects a broader trend of younger people taking control of their financial futures earlier than previous generations. With rising living costs and an uncertain job market, investing in property offers a tangible and potentially lucrative way for Gen Z to build wealth.
While the emergence of young landlords is noteworthy, they still represent a small portion of the overall landlord demographic. The largest group of landlords in the UK remains those aged 51-60, with 723,000 individuals earning income from rental properties. In fact, 1.67 million landlords in the UK are aged above 51, making up 63% of the total landlord population.
Interestingly, the number of landlords aged 65 and over has seen a significant increase, rising by 20% from 582,000 in 2018 to 696,000 in recent years. This age group now earns 27% of all income made from UK rental properties, equivalent to £11.5 billion last year. The data suggests that while younger investors are entering the market, the majority of rental income is still generated by older, more established landlords.
